Fact Finding
This preliminary phase revolves around defining your project’s vision, combined with our meticulous fact-finding approach. Our goal is to custom-tailor your construction to perfectly align with your unique requirements. This comprehensive process empowers us to address and resolve your fundamental spatial challenges through innovative design solutions.

Proposal
Taking into account your property and your specific requirements, we’ll put together a plan and discuss it with you in an online meeting. After the presentation, we’ll provide you with a proposal that includes:
A clear breakdown of the project scope.
Links to various example Studio Gaxadocuments.
Information about the initial payment to get us started.
The schedule for design and project milestones.
The contract for your review and signature.
Time Estimate: Your personalised proposal should be ready within 1 to 2 weeks.

Design Development & Brief
During this meeting with our team, we’ll work together to discuss and settle on:
Floor plan and layout.
Preferred building exteriors.
Choices for interior finishes.
Site-specific considerations.
Conceptual mood boards.
Any potential zoning rules or limitations, and whether council approval is needed.
This is also your opportunity to ask any questions you may have about the construction or design aspects of your project.
Design Development and Brief can take 2 to 8 weeks to prepare your initial concept and floor plan.

Concept &
Planning
Working to maximise the best features of your space and insights gathered during the initial meeting, we’ll draft a recommended path forward and concept.
The planning phase involves gathering comprehensive information, detailed specifications, and navigating through approvals to prepare for the next stages. This phase will include a 3D representation of your concept and a presentation during an in-studio meeting.
Timeframe: Typically, it can take from 2 to 8 weeks to finalise your initial concept. Once you’ve approved the first design concept, we’ll send it to our external consultants for their feedback and report preparation.

Documentation
Approvals
Once the concept has been finalised by the client, a full set of drawings and documents can take 4 – 12 weeks.
Concepts submitted to planning authorities as a Development Application (DA) usually take approx. 5 – 8 months or a Compliant Development (CDC), takes 2 – 3 months, subject to external factors and governing authorities.
Once obtaining approvals, Construction Drawings, a Construction Certificate & Interior Design Construction Drawings are required to proceed to Project Execution phase.
Where the works are considered Exempt Development works, an Interior Concept and Documentation set usually takes approx. 3 – 5 months.

Project Execution
After completing the planning and securing the necessary approvals from relevant authorities or consultants, we assemble a comprehensive design and drawing package. This step is crucial for accurate cost estimation and tendering of the project.
At this stage, the project is transitioned to the GAXA Project Management team or your chosen builder for execution.
We also provide support during the construction phase, a service we refer to as Design Management. Please let us know if you are interested in utilising this service.
Our design packages encompass two on-site visits, one during demolition and another during joinery installation. These visits ensure that the design documentation is faithfully followed.
Our primary goal is to steer the project in line with our client’s vision and best interests throughout the decision-making process.

Styling
Where your story and our expertise combine to create an inspired space you and your guests will never want to leave. STUDIO GAXA will work closely with the client to understand the preferences in relation to all furniture and furnishings, window treatments, wall coverings, lighting, decor and art.
Interior styling, concept development and specification service will include:
Design Brief
Initial Concept Design, including a color palette for all soft finishes and furniture.
Initial scaled floor plans indicating existing, internal layouts, and indicative furniture layouts.
Visual references, design inspiration, storyboards, and layering.
Finalised Furniture & Finishes Schedules for Procurement orders.

Procurement Management
Interior procurement is typically overseen and organised by the builder. However, given the current circumstances and extended lead times, GAXA prefers to initiate orders before the builder’s involvement. This approach allows GAXA to effectively manage inventory, address issues, and offer substitutes when necessary. GAXA’s procurement management includes control over procurement processes and tracking of deliveries.
Our Procurement Management services are designed to simplify the complexities of procurement, enabling you to concentrate on your project’s primary goals. This ensures that the essential resources and materials are procured with utmost efficiency and effectiveness. Alternatively, clients can choose to manage this phase independently, with GAXA providing guidance and support at an hourly rate.

Wrap Up
The successful completion of a project is just as crucial as its beginning and execution. The project wrap-up phase is where all loose ends are addressed, and the ultimate deliverables are transferred to the client. This vital step guarantees not only stakeholder satisfaction but also provides valuable insights for future projects.
The last stage of our process entails us visiting the site to:
Conduct a final walkthrough to confirm project completion.
Ensure that all aspects align with the client’s expectations.
Hand over the completed project to the client.
Conduct a post-project review to evaluate project success and client satisfaction.
